We will deliver conceptual design during this phase, including:

2. Conceptual design of landscape

4. Presentation drawings (overall bird’s eye view, local node perspective)
5. Description of conceptual design
6.Technical and economic parameters
7.Analyses

Design depth and methods shall comply with residential district detailed planning. All drawings shall be made in A3 and truly express design intent. Other duties and responsibilities include attend conceptual design review seminar organized by related organs, and explain to authorities planning concept, results and various technical and economic parameters)

We will revise schematic design according to approved conceptual design and the owner’s written suggestion and deliver the finalized schematic design upon receiving approval from the owner on revision during this phase :

1. Master plan
2.Typical plan/elevation/section view of various units
3. Presentation drawings (overall bird’s eye view, rendering of various units)
4. Description of schematic design
5. Technical and economic parameters
6. Functional or structural analyses (analysis of functional groups, analysis or traffic circulation, analysis of landscape and greening, fire analysis)

Architectural drawings finalized and delivered during this phase include:

Master plan
Presentation drawings (overall bird’s eye view, rendering of typical units, perspective of major nodes)
floor plan, omnidirectional elevation view, section view
Exterior detailing design
Functional or structural analyses (analysis of functional groups, analysis or traffic circulation, analysis of landscape and greening, fire analysis, position of entrance/exit, position of ground parking, underground garage layout, and layout of greening environment)
Other necessary drawings and textual descriptions
Detailed economic and technical parameters

(Design depth shall comply with national design development depth standards. In order to keep in conformity with Chinese construction codes, we will coordinate with local Chinese design institute during design development and all the drawings during this phase will be provided by design institute appointed by the owner. Other duties and responsibilities include attend design development review seminar organized by related organs, and explain to authorities design development concept, results and various technical and economic parameters )
We are certified as A-level design firm and willing to provide all detailed and professional design development services at the owner’s willingness provided that there are not many constraints from local construction codes.

We will complete exterior detailing design according to approved design development documents and the owner’s written suggestion upon receiving approval from the owner on relevant changes during this phase
In order to truly express concept, motivation and results of schematic design at completion, we will provide exterior detailing construction methods, including detail of entrance and awning, construction methods for balcony (terrace), wall material and color, major portion treatment and eavesmoulding.

Shop drawing package will be completed by the design institute appointed by the owner. We will provide analysis of construction conditions and review architectural drawings included in the shop drawing package submitted by the design institute.
